Two Ways to Rent Your Room

1. Long-Term Rental – Monthly or Yearly

This is the traditional way to rent a therapy room and can provide a reliable, predictable monthly income.

Depending on the location, room and facilities, you could potentially achieve around €500–€800 per month.

2. Short-Term Rental – Hourly or Daily

Hourly and sessional rentals can offer a significantly greater return because the same room can be used by several therapists throughout the week.

To manage hourly rentals effectively, you will need room scheduling and booking software — either your own system or our TherapyRooms booking software.

What Could Hourly Rental Generate?

Here’s a simple example.

Assume your room is available for 25 days per month and your average rental rate is €15 per hour.

Renting the room for just 2 hours per day:

2 hours × €15 = €30 per day
€30 × 25 days = €750 per month

Increase that to 4 hours per day:

4 hours × €15 = €60 per day
€60 × 25 days = €1,500 per month

That’s potentially €18,000 per year from one room, based on an average of just four booked hours per day.

Long-term rentals can be a great way to generate steady income from your space, but if your location has sufficient demand, hourly and sessional rentals can offer considerably greater earning potential.

Looking at the Return Per Square Foot

As an example, take an average therapy room of approximately 180 sq. ft.

If that room generates €1,200 per month, that equals:

€1,200 × 12 = €14,400 per year

Yes you can list, however, its easier if you have a dedicated room to rent with its own calendar. If you do use the space yourself, the software can be adapted to manage shared use. Just message us, we'll take you through how to get the best from your space and maximise your return.

You will receive bookings from members of our community including Health & Wellness professionals, freelancers and entrepreneurs. We verify our member's contact details and information so that you feel comfortable welcoming them into your space. However, the onus remains with you, the location owner, to ensure the users of your clinic are fully vetted. You dont need to confine rental to just health & wellness therapists, we have seen clinics rent to businesses, legal professionals, colleges and schools. 

Therapists (customers) will contact you directly to discuss what their looking for, if a long term listing you negotiate terms between you, if short term they will book through the platform, (only after you grant access with the password option) you will receive an email notification when a booking is recieved, equally, requests for a booking will be sent to your inbox with full contact details.
